Terry Frassetto’s diverse commercial real estate career reflects the full breadth of industrial and commercial property acquisition, development, and management. From financing, marketing, lease negotiations, facilities management to construction management, tenant fit-out and capital projects, Terry has managed a range of industrial, mixed-use and office products. These include Class A and trophy assets.

Frassetto became a principal of Saddleback Real Estate Developers in 2013. Saddleback owns and manages over 20 industrial properties and has developed more than 20 million square feet of industrial real estate in New Jersey. Saddleback additionally specializes in revitalizing distressed properties and is positioned for quick closings.

His extensive career as a property manager began at Saddleback Management Corporation in the late 1980s where he managed two million square feet of office and industrial space. Later, he helped Cushman & Wakefield Property Management Group, formerly Cassidy Turley, greatly expand its portfolio in the Washington DC and Northern New Jersey markets. Terry came to New Jersey in a senior leadership role for the firm to carry out financial business development, marketing, and management responsibilities for their extensive commercial real estate holdings in northern New Jersey. He expanded Cushman & Wakefield’s real estate portfolio with over 3.5 million square feet of primarily industrial assets.

Terry eventually added real estate development to his dossier, bringing industrial flex building projects to life, with oversight of all aspects of development and management. These capital improvement projects included renovating a four-level underground parking garage with 11 stories of office space above it. This included additions that maximized the assets’ floor area ratio while enhancing tenancy opportunities and upgrading the properties.

Terry has consistently held responsibility for managing people and place, learning building operations and mechanicals alongside human resources, construction, and financing – this background enables him to work with clients and industrial or commercial properties of any size.

GSA Experience

Terry has significant experience with the Government Services Administration (GSA); he is pronounced in GSA leases, the management of GSA lease requirements and building management with the following government agencies: the National Institutes of Health and the National Cancer Institute, Department of Defense, Department of Justice, Department of Homeland Security, Department of Health and Human Services, Federal Bureau of Investigation, National Oceanic Atmospheric Administration, and the U.S. Postal Service.

Notable Transactions

Among his most notable transactions and management assignments are the Navy Memorial in Washington, DC. This comprises two high-end Class A office buildings, condominiums, upscale retail spaces and the Navy Memorial Museum. The Army Navy Club Building, Lafayette Centre, Booz Allen Hamilton’s headquarters campus and the transformative mixed-use development Reston Town Centre, with its hotels, office space, apartments, dining, retail and entertainment venues are additional notable transactions.
